Lead Registration

BoomTown websites have been carefully designed to encourage visitors to register in order to gain full access to property details. When they do, we capture the lead’s personal information and send it immediately to the assigned Agent and Lender.


Leads can register in several ways on the website:

Main Registration Form

Visitors can perform searches and browse through the main pages of the site, without being forced to register.

It's only once a visitor begins exploring specific listings that they'll be prompted with the two-step registration, after taking either of the following actions (according to the website default settings):

  • The visitor clicks the View Full Details button to look at the details of a second specific property.

  • The visitor scrolls through three photos for a listing (the registration form will pop-up on the fourth photo).

With this form, leads will have the option of signing up using a Facebook account, or registering by entering their information directly into the fields provided.

For the first step, they'll only need to enter their email address.

Then on the second step, they'll finish the form by entering their first name, last name and phone number in order to gain full access to your site.

The registration form automatically restricts egregious use of offensive words when a visitor attempts to use them in their name for registration. The form will detect it when attempting submission, and will ask for a valid name instead.

When they successfully fill out the form, BoomTown registers and signs them in -- allowing them to view the next photo or listing they desire, while passing their information along to you.

Once a new site visitor registers, we record the searches and properties viewed prior to registration (as well as those after, of course) in the BoomTown lead profile-- so that the newly assigned Agent has the full picture of the lead’s site activity.

Lead Qualification Questions​

After a lead has completed the registration form, they will also be prompted to answer three optional qualification questions. The responses to the questions provide more insight into the lead's search, and will be recorded automatically in the lead's History section of their profile.

Form Submission

When an unregistered visitor fills out any form on your website, such as the Buy, Sell, Finance, Contact Us or Schedule a Showing forms, the submission of that form will act as registration.


For leads who become registered via the contact forms, you will see an entry noting the form that was submitted rather than the standard New Lead Registration entry in the history section of the lead profile.

Additional Registration Prompts

If an unregistered visitor attempts to save a search they've performed on the site, mark a listing as a Favorite, or share a listing with a friend, they will also be prompted to register before proceeding. Upon registration, all this activity will be included in their lead profile page!

Upon Registration

When a visitor registers, the system automatically assigns an Agent to the lead.

The assigned Agent is determined through the BoomTown Agent rotation.

If a lead registers through an Agent's subdomain website, it will bypass the rotation and only ever be assigned to the Agent associated with the subdomain.

The lead will automatically be sent one of the registration confirmation emails from BoomTown, which are globally used for all BoomTown sites.

Whenever a lead registers, if you are the assigned Agent:

  • You will be notified of the new lead via email (and text message, if you have enabled this feature).

  • The lead's details will display within the Messages panel of your account.

  • The lead's name will appear under your New category of your Lead Central page.

  • If you utilize the BoomTown NOW App, it will send a push notification, if the setting is enabled on your phone.


Automated Emails Sent to Leads

Unlike other emails, the system automated emails that are sent to a lead upon registration and form submission are not logged in the History section of a lead's profile.

Below is a list of all the automated emails that are sent out each time a lead registers, fills out a form on your website, or is manually added to your account.

Most of these emails are not able to be customized, as they are used for all BoomTown clients -- however the header section of the Buyer Registration Email can be customized within the Lead Email Settings area of your account.

Favorite Listings

When you or your leads are accessing your website, any listing will be accompanied by a small heart icon in the upper right-hand corner of the listing information.

This heart icon is how your lead can quickly save Favorites, so that these listings can be easily accessed from their menu bar in the future!

Favorite a Listing

To mark a listing as a Favorite, a lead can simply click on the heart icon for a given listing.

The heart icon will display in the upper right-hand corner of the listing and it will show as grey until it's selected -- then it will be highlighted in red!

Unregistered visitors will also have the ability to Favorite listings while browsing the site. However, upon clicking the heart icon to mark a certain listing as a Favorite, they will be prompted to register as a lead, and will need to complete the registration to save the Favorite.

View Favorite Listings

Once a listing is marked as a Favorite, leads can view these listings by clicking the Favorites button found toward the top, right-hand corner of the page (when signed in).

The number to the right of this button indicates how many Favorite listings the lead currently has.

Once on the Favorites page, a lead can then select to compare up to four of their Favorite properties through our Property Comparison Tool.

Remove Listing as Favorite

For a lead to remove a listing from their Favorites, they can just access the listing and click the heart icon again, so that the color on it changes back to grey from red.

This can be done while under their Favorites page, or when browsing the site in the Map, Gallery or Photo views.


Property Comparison Tool

On your website, there's an option for leads to create a Property Comparison with up to four of the properties they have marked as Favorites -- so they can compare and contrast different features and hone in the property that's the best fit for their needs!

Any registered lead will have access to this information from within the Favorites area of their lead account-- toward the top, right-hand corner of the page (when signed in).

This feature is only available for use on desktops and won't be accessible via mobile devices at this time.

Comparing Properties

Once a listing is marked as a Favorite by a lead, in the Favorites page there will be an Add to Compare button on each property card.

Leads can select up to four properties from their Favorites to compare at one time.

They can also remove a specific property from the list by selecting the Remove from Compare button on a property on the list.

Once two or more Favorite properties are added to the compare list, the Compare Properties button will display along the left-hand side of the Favorites page.

Leads can use this button to view all the selected properties and their features alongside one another on one page, and remove listings to add more as they see fit!

Additionally, select features can be added or removed from the comparison page, as needed.

Map Search for Listings

The Map Search on your BoomTown website is perfect for those leads with specific geographic interests like browsing properties available in a specific neighborhood, or along a particular street or shoreline.

From a search results page in Gallery view, you can click the Map button under the search option drop-down menus to display your current results set on a map.

BoomTown Map Search uses the Google Maps application, so the navigation tools (panning, zooming, and rotating the map) will function in the same manner as Google Maps.

Simply move the map to your location of interest and zoom in or out to capture the listings you desire.

If zoomed out too far, there may be so many listings that the system will display listing status colored dots instead of the pins. In that case, zoom closer into your area of interest until the map pins appear!

Clicking on one of the house icons will populate the listing card with a blue outline around it on the left side of the page.

Your leads can also still utilize the power search bar at the top of the Map view page to filter down their listings results.

Upon selecting criteria using the search bar, the Map will update to reflect only those map pins matching the chosen criteria.

Polygonal Map Tool

You can also search the map using the polygonal map search tool:

Just click on the shape icon on the right side of the map (above the zoom options) to select the tool.

Then start clicking points on the map to draw your search shape.

To finish the search you'll want to close the shape you've drawn by clicking on your starting point. The shaded area that you create (seen in screenshot below), is your search area.

Listings included in this search area will display in the sidebar on the left-hand side of the page.

To remove the map search, click on the X icon located on the right side of the page.


Power Search for Listings

BoomTown’s power search bar allows your leads to find listings that match their needs fast.

Located on the homepage as well as at the top of every page of your site, the power search bar is convenient and accessible.

As a visitor starts typing in the search field, a list of matching results will display for quick selection and an overall faster searching experience.

Selected search criteria will be added below the power search bar as a search tag. To remove a specific criteria from search results, visitors can simply click on the X on the right side of the tag.

When searching, visitors can enter as much or as little information as they want. Leaving fields as the default entries will search all active listings in the MLS:

Search Field


Visitors can type any MLS number, keyword, property feature, city, school, etc. in the search field. When first clicking in the search field, a list of predefined locations-- either customized by the Broker/Admin or set by your MLS-- will display. As a visitor starts typing in the search field, a list of matching search results separated by category will show for them to select.

​​Keywords are matched to text in the public remarks, street address, postal code and MLS number fields.

Price


Allows visitors to specify a price range for their search. They can select from predefined ranges, or customize their own.

Type


Allows visitors to constrain their search to specific property types-- like single-family, condo or commercial. If no specific types are selected, the default will show all types.

The property type field conducts an OR search -- meaning if multiple types or selected, listings that match either of those types will be listed in the search results list.

Listing/Title Status


BoomTown websites only show listings that are currently on the market, however, this drop-down menu allows visitors to search for properties by listing and title status.

Each MLS provides data about distressed sales differently. The majority of MLSs do not specifically mark listings as foreclosures or short sales, so we try to identify distressed listings from their public remarks. Due to strangely worded public remarks, it's possible for a few standard sale listings to slip through as results.

Beds & Baths


Fields that define minimum acceptable values for key property details. Visitors can leave fields blank to broaden the search.

MORE

Visitors can refine their search further by selecting from popular search features including Sq. Footage, Acreage, Stories, Year Built, Garage Spaces, number of days on site, and by price reductions. Using the MORE drop-down menu, they can also select additional search options like exterior features, community features and view.

The search fields under the MORE drop-down menu conduct an AND search, meaning that properties must match ALL the criteria set in order to show up in the results. For example, if "Gated Community" and "On or near the beach" are selected, the listings results page will only include listings that are in a gated community and on or near the beach.


Search Sold Data

When leads are searching on your website, they'll have a choice of which listing statuses to view in the results. In addition to active listings, this can also include under contract and sold listings, if the data is available from your MLS.

Sold data is not available through all MLSs -- if you have questions about availability, our Support Team is happy to assist!

If leads would like to view sold listings in their search results, they can simply select the check box next to the Sold option within the Type drop-down in the search bar.

The sold option in the search results will NOT be checked by default in searches, and instead this choice will need to be made each time a lead performs a new search.

When the sold option is selected, the results of the search will display properties that have sold, along with the date of the sale for the listing, and the sale price.

Sold data will be provided from up to 90 days previous (on a rolling basis).

For more detailed information, the lead can select the listing and it will redirect to the Full Details page, and display the images and details of the property, along with a sold sash with the date of the sale, the sale price, and the listing history (complete with price reductions).


Virtual Tours

In line with our mission to make real estate agents successful, we're giving you the tools needed to thrive. Now your leads have an easy way to request an online tour. We've added new features to your website which allow visitors to search for Virtual Tours and request a Tour via Video Chat!

The Lead Profile History log lets you know whether your lead requested an In-Person showing or submitted a Video Chat request:

When a lead requests a Video Tour, this tour will need to be hosted by the Agent using a third-party video conferencing software (such as Zoom, Google Meet, Facetime, etc.).

Site visitors can filter properties to view listings with Virtual Tours:

Select this filter in your e-Alerts to highlight the properties that have Virtual Tours.

Add the "ONLY listings with Virtual Tours" filter to your e-Alerts.


Start an Offer

When a lead is viewing the Full Details page for a listing on your website, they'll be given the choice to Start an Offer for the listing -- and the assigned Agent will be alerted about this through the CRM, as well as their BoomTown NOW App!

In viewing a Full Details page, on the right-hand side above the property information, there's a button to Start an Offer.

If this option is selected by a lead, a pop-up modal will display, and the lead will be asked to enter their:

  1. Full Name

  2. Phone Number

  3. Email

  4. Offer Amount

  5. "Do you need help with financing?" (Yes or No or I'm buying with cash)

  6. "Have you seen the home in person?" (Yes or No or I would like to go see it)

  7. Comments

Once they've made their selections, they can submit the offer, and it will alert the assigned Agent via email, text message notification (if enabled), as well as through a push notification in the BoomTown NOW App!

If an unregistered visitor selects this option, their submission of the form will act as their registration, and they will then be added as a lead (and the details of the response will be noted in their lead profile).

The Start an Offer button will not be visible while Virtual Tours is enabled. Once Virtual Tours is disabled from your site, the Start an Offer button will display on the full property details page.
