🥷 Ninja Tips for incorporating Estate and Heirs:
Pull Absentee + Estate/Heirs — Combining these narrows to owners who are both estate/heirs-flagged and not living at the property, which tends to bring higher-opportunity leads (though it requires more research to work).
Estate/Heirs + Vacant Land — filtering Estate/Heirs down to vacant land specifically tends to locate owners who are unlikely to be emotionally or financially invested in the lot, since there's no home or occupant tied to the property.
Estate/Heirs + Multiple Owners = No — isolates properties with only one owner on deed who is deceased. This typically means one of two things: a family member is informally living in the property, or no one has yet reported the death to update probate. Good for pinpointing single decision maker situations.
Estate/Heirs + Multiple Owners = Yes — brings more complex situations, such as unmarried co-owners (where the estate designation lands on one owner but not a spouse), or properties held in a trust that also carry an estate flag. Useful for spotting title issues that need resolving before a deal can close.
Estate/Heirs + Obituary (date range) — stacking these narrows the list to properties where the owner died within a defined recent window and the county hasn't completed probate. This combo is especially useful for identifying likely active probate situations. For example, properties that already show a probate case may indicate a personal representative (PR) is in place and reachable now.

How to Purchase
Go to the Settings page in your account
Click the Add-ons tab
Select Get Add-on next to SiftMap Pro
The $297 monthly fee is charged at the time of purchase and will renew on your regular billing date.
You’ll have immediate access to all Pro features after purchase.
If you decide to cancel SiftMap pro (but why would you??) you will need to reach out to support by clicking the Talk to Us button in your account, then selecting either the Billing option or Talk to a Person.

Some filters (distressors, AI Score, advanced geographic filters) are gated to Expert/AI plans or the SiftMap Pro add-on. If you're on Professional/Business without the add-on, those options won't appear.

Auto-add presets run automatically once a property meets your saved criteria. There isn't a fixed time. We check for updates daily and once an update is made and the record meets the filter criteria, it will be added.

Updates happen at different frequencies for each county. We check for updates daily and once we receive an update, we'll reflect the new information in SiftMap

Select to add the first set of 10k, then after it's processed, use the same filters in SiftMap and select to Exclude all records in your account under the More filters:
