How to access and use the Owner Ledger

How do Owner Ledgers work in Street

Street makes it easy to track and manage your landlord's accounting. Each landlord will have a unique owner ledger for each property they own. This enables you to keep an accurate record of incoming and outgoing money for the owner relating to a specific property.

How to access an owner ledger

The easiest way to access an owner ledger is to head to the property page and click 'accounting' (at the top right) > 'owner ledger'.

Alternatively if you are on a lettings application or tenancy ledger you can click 'view' > 'owner ledger' to quickly access it.

Ownership Page

The Ownership page is broken down into three tabs: Accounting, Statements and Payment Advice.

Accounting

The Accounting tab gives a breakdown of the balance on the ledger, next rent due date, rent amount, management fee and float amount.

Below this you can see a list of entries that are relevant to the owner, such as rent payments (incoming from the tenant), management fees (outgoing to the agency) and maintenance jobs (outgoing to the contractor).

You can filter entries by a date range and charge type as well as the allocation status, allowing you to only see partially or fully unallocated charges, ie charges still due.

Additionally the 'show voided entries' checkbox on the left will show any voided entries on the ledger.

Note - It is not possible to void an entry on an owner ledger that has been involved in an allocation. If you need to void an allocated entry on an owner ledger, please speak to the Street Support team via Live Chat.

Clicking 'view' on an owner ledger lets you view any recurring charges or open the linked tenancy ledger.

You can also click 'add' which gives you options to add a one off charge, add a recurring charge, add a credit note, transfer funds and export the ledger to CSV.

It's important to understand that it is not possible to allocate money on the owner ledger. Allocation of payments on an owner ledger is done via the Allocate Funds page.

Statements

The Statements tab on the owner ledger shows a list of statements that have been generated and sent to that owner, for that property. Statements will only be generated if you have statements enabled in your company settings and are generated and sent monthly with a breakdown of all activity, including rent, deductions, maintenance and more.

Additionally from the statements tab you can generate a custom owner statement, selecting the date range of transactions to be included, and generate an owner income report.

The Owner Income Report is a PDF that can be shared with the owner to show them a tax breakdown of income and expenditure in a set time frame.

Any existing owner statements can be resent using the three dot menu on the right of the statement and clicking 'resend'.

Payment Advice

The payment advice tab shows a list of payment advice that have been generated and sent to that owner, for that property. Payment advice are generated when a payment file is created and will be automatically emailed to all owners on that property.

Note - If the amount payable to an owner is ยฃ0, the payment advice is generated and sent during the allocate funds stage, instead of payments to make

You can click the three dots on the right hand side of a statement which allows you to resend the statement to the landlord, download the statement as a PDF or regenerate it if there have been changes made.
