Example Workflow: Source a Development Site

Walk through Sites from first search to a tracked deal, using a townhouse site in Sydney

Written by Holly Conrad Smith

This example follows one acquisitions team from a blank map to a tracked deal. The team is looking for a townhouse site in Sydney: R3-zoned land with enough frontage for a small development. Follow the same steps with your own market and criteria.

Sites is in beta. Have feedback? We'd love to hear it.

Step 1: Set up Sites for your team

Do this once in Settings in Sites before you start searching.

  1. Click the Settings icon in the Sites tab bar.

  2. Under Parcel source, keep the Australian cadastre. For a US search, choose Regrid (US parcels).

  3. Under API credentials, pick your Anthropic credential. For a US search, also pick a Regrid credential.

  4. Under Project details, click Configure fields… and pin the fields you check first as Quick fields, such as Stage, Asking price, and Owner.

Make sure Stage is a workspace property with a dropdown of your deal stages, such as Watching, Due diligence, Under offer, and Acquired. The Pipeline groups projects by this field.

Step 2: Bring in the deals you already track

If your team already has a spreadsheet of sites, import it first so every deal lives in one place.

  1. Open the Upload tab and drop in your CSV.

  2. Under Map your columns, map Stage, Asking price, and Owner to workspace properties.

  3. Click Confirm & locate, fix any addresses Sites couldn't find, and click Import projects.

You have more options when you import a CSV into Sites, such as creating new workspace properties from your columns.

Step 3: Search for new sites

  1. Open the Find sites tab.

  2. Type "NSW parcels zoned R3 with 20 m+ frontage" and press Enter.

  3. Giraffe AI adds a shortlist of matching parcels to the map.

  4. Refine the search in plain English, such as "only show parcels over 1,000 m²."

Keep refining in plain English until the shortlist fits your criteria.

Step 4: Save the best sites as projects

The team finds two neighbouring lots that could be combined into one site.

  1. Click the first parcel. Hold Shift and click the second parcel.

  2. Check each parcel's fields in the Selected sites panel.

  3. Click Amalgamate into 1 project.

  4. Name the project, set Stage to Watching, and click Create project.

Giraffe AI writes a short summary of the site into the new project. You can also save each parcel as its own project.

Step 5: Track the deal in the Pipeline

  1. Open the Pipeline tab.

  2. Click Board settings and set Group by to Stage.

  3. Set Total (sum) to Asking price to see the value of each stage.

The new project appears in the Watching column, next to the deals you imported.

Step 6: Plan due diligence with notes and tasks

  1. Click the project's card to open its details.

  2. Add a note, such as "Agent says vendor wants a quick settlement."

  3. Add tasks with @ tags and due dates, such as "Order title search @legal" and "Check flood overlay @planning."

Everyone on the team can now see the tasks for this deal on the Tasks tab. Search @legal to see every legal task across your pipeline.

Step 7: Move the deal forward

When the team starts due diligence, drag the card from Watching to Due diligence. Sites updates the Stage on the project, so the whole team sees the change.

If a deal sits still for 30 days, a Cold badge appears on its card. Click Cold only to review stalled deals each week.

Step 8: Test the site in Giraffe

Click Open project in the project details to open the site in Giraffe. Use the project to test a townhouse layout, check yield, and run feasibility. Everything you learn stays with the same project in your Sites pipeline.

Ask Giraffe AI to do any of these steps for you, such as "Group projects by stage" or "Switch to the Pipeline tab." Giraffe AI can also search for sites and update projects for you.
