When you create a CMA and set — or confirm — the value, that becomes the property's base value. From there, Homsie keeps it current automatically: on the 1st of each month, your client receives a valuation email with an updated number.
How the monthly update is calculated
Homsie looks at the property's specific community and its profile — for example, a 3-bed, 2-bath condo in Regent Park, Toronto — and takes that segment's median price movement (growth or decline) from the previous month to the current month. That month-over-month percentage change is applied to the value. If Homsie cannot find enough comparable's that support a monthly value change in that region (e.g. if nothing has sold), we will expand radius to the maximum of the city (e.g. Regent Park being community, Toronto being city). The maximum Homsie will expand radius to is city, but Homsie will first check nearby community to see if any data then expand outwards to a maximum of the city.
What it does not do
The monthly update does not re-run the evaluation or pull new comparables. It keeps the base valuation anchored and adjusts it by the community's median trend for that property type. In other words, the monthly number tracks the direction of the local market — it is not a brand-new CMA each month.
Two kinds of value, and when to use each
The monthly automated value — anchored to the base and moved by the community median trend. It's directional and always current, which is what keeps your client engaged month to month.
A fresh CMA / agent estimate — a new comparable-based valuation you run and review. This is the accurate, human-verified pricing number for when a client is seriously considering a move. The monthly email invites exactly this, and your client can trigger it from their portal with Request Agent Estimate (which lands in your Needs Review queue).
