Report: Profit Distribution

Distribution of Project Profit to preferred equity partners and developer in waterfall order.

Financial Reports are auto-generated after the Scheduling section is complete. Every report updates in real time.

Financial Settings: click the blue gear icon to set your Income Tax Rate and Discount Rate. These apply across all Financial Reports.


The Profit Distribution Report shows how Project Profit (Post-Funding, Post-Tax) is distributed across preferred equity partners and the developer in waterfall order.


Report Structure

Project Profit (Post-Funding, Post-Tax)

The opening balance is carried directly from the Profit & Loss report and the total amount available for distribution.

Per Preferred Equity Partner block:

  • Equity Invested: capital committed by the partner.

  • Returns: preferred return based on the agreed return structure. Displays return type as a badge (e.g. 18% of Profit).

  • Total Preferred Return: total return payable to the partner.

  • Metrics: Equity Multiple, ROI, IRR.

  • Total Distribution: total amount distributed to the partner.

Return structures for each equity partner are configured in the Funding section.

Developer block (always last in waterfall):

  • Equity Contributed: developer equity committed to the project.

  • Net Developer Profit: residual Project Profit after all preferred equity obligations are satisfied.

  • Metrics: Equity Multiple, ROI, IRR.

  • Total Distribution: total amount distributed to the developer.

Reconciliation:

  • Project Profit (Post-Funding, Post-Tax)

  • Less: Equity Capital Returned (all parties)

  • Less: Preferred Returns (per partner)

  • Less: Net Developer Profit

  • Balance: $0 — confirms all profit is fully distributed.


Report Settings

Equity Repayment Model

Click the blue gear icon to configure

  • Priority Cascade: each partner is fully paid (capital plus preferred returns) before the next partner receives anything.

  • Capital First: all capital is returned to all parties first, then preferred returns cascade in priority order.

Priority Cascade and Capital First affect calculation logic only. The report layout is identical in both modes.

Display Settings

choose what appears on screen and in the exported report.

  • Equity Parties: toggle individual equity partners on or off.

  • Other Sections: toggle Reconciliation on or off.


Exporting

Click Export in the top right corner to download the report. Use Report Settings to adjust which sections appear before exporting to PDF or CSV.
