Every cost category is fully customisable. Rename tabs, add rows, and structure each category to match your project and workflow.

Professional & Consulting Fees
Enter all consultant and advisory fees — architects, engineers, surveyors, town planners, project managers.
Example tab structures:
By approval stage: DA Costs, BA Costs
By profession: Town Planner, Architect, Civil Engineer
Mix of both: Planning & Certification, Design Consultants, Engineering Consultants
💡 If a consultant has a schedule of fees, create a dedicated tab and list each fee as a separate row. All tabs roll up to the Professional Fees total.
Construction & Works
Enter your construction and works costs here. Rename the category to suit your project:Construction Contract, Works Contract, or Builder Contract.

Construction Contingency
Enter a contingency percentage of Total Construction Costs to buffer against cost risk, unknowns, or funder requirements. GST is not applied to the contingency amount as it is not a real cost.
Two options to calculate the contingency amount:
Inc GST basis: contingency is calculated on the GST inclusive construction costs (results in a higher contingency amount).
Ex GST basis: contingency is calculated on the GST exclusive construction costs (results in a lower contingency amount).
💡 Option to add project contingency amounts as separate line item in any tab: useful for prelim feasibilities, unique or uncertain risks.
Infrastructure & Authority Fees
Include all government, authority, and industry charges related to the development. Users create their own tabs — structure them to match your project and approval process.
Example tab structure:
Tab 1: Infrastructure & Headworks Fees: government levies tied to development approvals, infrastructure contributions, and council charges. Use the Credits field to offset any applicable rebates or government contributions.
Tab 2: Council Charges: council applications, land titles, building certification, Workers Levy.
Tab 3: Utility & Services: installations, relocations, and connections including gas, water, stormwater, telecommunications, and electrical.
Some fees will be GST Exempt. Select Exempt from the GST dropdown.
Land Holding Costs
Enter all costs incurred while holding the land before construction begins — council rates, land tax, insurance, security.
💡For post-construction outgoings (e.g. body corporate fees at project end), add a tab named Outgoings and list items there.
