The Renters' Rights Act

The data landlords need for Making Tax Digital.
From April 2026, HMRC requires any landlord earning over £50,000 in property income to keep digital records and submit quarterly updates.
Ahead of the deadline you'll be able to export and send a CSV report to landlords, formatted to import straight into their chosen accounting software, no setup required.

Sales invoicing, completely overhauled
Generate one-off invoices from any property page and send them straight to the relevant contact. Set up automatic invoicing at exchange or completion and let Street.co.uk handle it from there. Raise credit notes with a full paper trail. And if a vendor has no email on file, you're prompted before anything goes unsent.
From a property page, click create > one off invoice.

Stay compliant, automatically
Properties listed without an EPC can now be automatically withdrawn after 28 days. A countdown banner keeps your team informed, and a new table shows every affected listing.

Street AI photos, now in 4K
Street AI Photo Editor now includes a 4k option, giving you higher-resolution images for portal listings, brochures, and marketing. Sharper photos, better first impressions.
From the Street AI photo editor page, select the 4k option to increase the resolution of the enhanced image.

Know where every board stands
A new Boards Report shows the status of boards across all your properties. Spot what's missing, what needs collecting, and what's already up.
Head to the main Reporting section and look for the Board Order report.

Richer property data, right from the start
The property onboarding form now captures more detail on rent and lease specifics. Fields adapt to the property type: shared ownership gets its own section, and ground rent details sit behind a simple yes/no toggle.
From a property page, click edit > edit property to access the property details section.

Compliance built into every exchange
When marking a property as exchanged, you can now make Proof of Exchange a mandatory step, ensuring no sale moves forward without the right documentation in place.
As a company admin with the permission 'Allow this user to manage mandatory fields', head to company settings > mandatory fields > mark as exchanged and toggle 'proof of exchanged' to required.

Set fees once. Apply them every time
Default fee amounts can now be saved against your sales fee labels and pulled through automatically on every valuation. Consistent fee structures, every time.
As a company admin, head to company settings > fee labels where you can set default fee amounts.

Get notified when portal publishing stalls
If a property fails to publish to a portal after three attempts, Street.co.uk notifies you directly. Early visibility, so you can fix it fast.
Approval flows for credit notes and fee changes
Credit note generation and sales fee amendments can now require sign-off from an approved team member. Requesters track submissions in tasks, approvers get notified.
As a company admin with the relevant approval related permissions, head to company settings > approvals to set up which actions require approval and who can approve these requests. Users will then see a 'submit for approval' button when performing the action.

Smarter email addressing, across every field
The recipient suggestions dropdown is now available on CC and BCC fields when composing emails, not just the To field, making it faster to loop in the right people every time.

One template per valuation type
Set up independent valuation templates for sales, lettings, and combined valuations. Each type gets its own template, and the right one pulls through automatically.
As a branch or company admin with the permission 'Allow this user to edit valuation templates', head to branch settings > valuation template and you'll see options for each valuation type.

Set a preferred payment day on each owner record and filter your payment run to only the owners due today. Fewer chasers, faster runs, and every landlord paid when they expect.
From an owner page, scroll down to the 'Payments' card on the right hand side where you can set the preferred payment date.

Control how funds allocate to owner charges
A new toggle lets you choose whether funds allocate to owner charges even when there aren't enough to cover the full amount. Turn it off, and charges only get selected when the balance covers them in full.
As a company admin, with the permission 'Allow this user to manage client accounting', head to company settings > accounting > allocation > owner allocation and choose to toggle on / off part payments on invoices.

Split payments allocate automatically on reconciliation
Split payments now allocate automatically to any charges on the receiving ledger when you reconcile.
Previously split payments wouldn't auto allocate to charges on the tenancy ledger immediately and would wait until the next day before allocating.

Resend owner statements
Resend statements to owners and portfolio owners directly from Street.co.uk whenever needed.
From an owner's statement tab in accounting, click the three dot menu on the right of the statement and select 'resend'.
