Download a completed PIQ as a PDF

You can now download a completed Property Information Questionnaire as a PDF straight from the CRM, and it's kept on file against the property automatically.

Tip! - To download, go to the PIQ tile > ... > View > Download as PDF.

The PDF shows every answer option the owner was offered alongside the one they actually chose – including "Other", "Don't know", range answers and free-text values – and leaves out unanswered questions so it stays readable. It also records who submitted the response, and regenerates automatically if the owner resubmits, so the copy on file always matches the latest answers.

This applies to PIQs submitted from now on; PIQs submitted before this update won't have a PDF generated retrospectively.

Persona pills on the sales and lettings applicant tables

You can now see at a glance when an applicant is also one of your vendors, landlords or tenants, without opening a single record.

The persona pills already used elsewhere in Street (VN for vendor, LL for landlord, TT for tenant and so on) now appear next to the name on both the sales applicants and lettings applicants tables. Hovering a pill opens the same context card you get everywhere else, so you can check the detail in place. The table's own type is never shown, so the pills only ever tell you something new.

Re-send appointment confirmation emails

You can now re-send a confirmation email for a viewing, valuation or photo & measure appointment straight from the appointment card or the diary, instead of rearranging or cancelling and rebooking the appointment.

Choose which recipients need it again – the applicant, the owner, or both, with individual people selectable where there are joint applicants or joint owners – and it's sent to their current address, so a corrected email gets the confirmation without touching the appointment itself. The action only appears once the appointment is fully confirmed and hasn't already taken place.

Reporting upgrades: viewing-to-offer conversion, enquiry filtering and richer report detail

Five improvements landed in Street reporting this month.

A new Viewing to Offer Conversion report shows, for every viewing, whether it led to an offer and that offer's date, amount and status – filterable by viewing agent (including unaccompanied viewings) and offer status.

On the Enquiries Overview report, you can now filter by enquiry type (sales, lettings or general), and "Portal received from" has become "Source", now naming every enquiry source – website leads, Spectre, Property Reports, Street online bookings – rather than just the main portals.

On the Recent Activity report, buyer name and buying position now show against every sales offer row. And across reports, address columns now include the postcode, both on screen and in CSV exports.

Retain a development property's original style when it's edited

You can now edit an individual development property without losing its connection to the original style it was created from.

After a synced field is edited, the property still displays its original style name, with a visual indicator showing it's been modified, and it stays filterable by that original style. If you go on to edit the style itself, a warning shows which individually-edited properties would be overridden.

AI Enhance and photo gallery polish

A batch of fixes and refinements to the AI Enhance flow and the property photo gallery.

Enhanced images are now protected from accidental loss – closing the review modal (backdrop click, X or Esc) asks for confirmation instead of silently discarding your work – and the review flow no longer breaks on smaller screens. In the photo gallery, new uploads now appear at the top so they're easy to find, a toast confirms when a photo is hidden or deleted, and drag-and-drop now behaves as expected, including during a multi-photo drag.

Sales quick wins

A run of smaller improvements across Sales this month:

  • The document and correspondence template pickers are now alphabetised; a new "Divorce/Separation" reason for selling on a valuation prompts you to consider the confidential contacts feature.

  • Living Room and Shower Room were added as property types.

  • The public property page link is now available as a merge field in enquiry correspondence.

  • No-longer-looking applicants are flagged when reviewing property matches, alongside applicant notes.

  • A new checkbox (on by default) marks a buyer as no longer looking once a sale completes.

  • Applicant buying position now shows on the feedback chasing screen.

  • New dashboard widget tracks completions.

Lettings

Lettings applications move onto Street's Core Workflow engine

The Lettings Application journey now runs on the same Core Workflow engine that already powers Sales onboarding, offers and progression, replacing its own separate tasks tab.

You get the same accordion-style workflow with a progress sidebar, and can reorder steps or add their own custom ones – each able to carry notes, a tickable sub-task checklist and a required document upload, in any combination. A mandatory step can now block the Finalise action until it's complete, so nothing gets wrapped up with something outstanding.

Vacant Property Report

A new Vacant Property Report, under Reporting > Lettings, gives you one place to see every empty property you hold and exactly how long it's been vacant, without piecing it together from the properties table.

Days vacant are measured from the most recent tenancy's end date, never-let properties are flagged with their own "Never let" reason so nothing empty stays hidden, and you can filter by void length (7+, 14+, 30+, 60+ or 90+ days), vacancy reason, branch, property assignee or service level. A CSV export covers every visible column for the filtered, sorted rows.

Designate a lead tenant on a tenancy

Multi-tenant tenancies now have a proper primary point of contact.

You can mark one tenant as the lead on a term or lettings application, for people or companies, via a star toggle. The lead is clearly marked wherever tenants show – tenancy details, notice contact cards, the property page and the offer page – and the designation carries through renewals, Renters' Rights Act conversion and periodic term generation automatically.

New lead-tenant merge fields mean producing a tenancy agreement no longer means merging in every tenant name and deleting the ones that shouldn't appear. It's fully optional throughout; no lead is the default.

Lettings quick wins and polish

Alongside the larger features above, the Lettings team shipped a steady stream of smaller improvements and fixes throughout August:

Utilities: a new Utilities section on the property record captures meter location and reference, with photos attachable per meter and meter details available as merge fields in correspondence, documents and contractor job/works orders.

Ending tenancies & Welsh compliance: you can now skip the full tenancy-ending flow where appropriate; a round of Section 11 and Form 3A/4A fixes landed, including extra signable continuation pages; deposit scheme registration due dates are now calculated from the date funds were received rather than the tenancy start date; Welsh maintenance jobs warn on "Landlord to fix" during an active tenancy; and the Welsh deposit calculators now use the correct weekly-rent divisor.

Safety certificates: certificate validity now applies consistently everywhere, including in lettings applications; same-type certificates (e.g. two smoke alarm certs) are evaluated and displayed independently rather than picking one; Air Source Heat Pump Servicing was added as a certificate type; marking a certificate "not renewing" is now permission-gated, with its own report; and let-only properties no longer show up in certificate tasks and widgets.

Rent arrears & rent reviews: bulk landlord update communication straight from the arrears screen; selected arrears emails can be downloaded or printed as court-ready evidence; rent protection policy and Service Level are now shown and filterable on arrears; Rent Reviews gained a branch column, a days-overdue count and a guarantor flag; and a reliability issue that was silently dropping arrears pipeline runs has been fixed.

Applicants, viewings & applications: bulk email/SMS and a bulk "Property No Longer Available" message from the applicants table; full postcodes in viewing confirmation SMS; a flag (with the option to post instead) when a tenant's email is missing at inspection booking; a vacant/tenanted filter and column on the properties list; a configurable affordability multiplier; lettings fees settable as a fixed amount or a percentage of monthly or annual rent; and follow-ups now clear automatically once an applicant is marked no longer looking.

Contractors, maintenance & keys: wider file types (Word, Excel, CSV) can now be attached to outgoing emails; a permission now controls who can approve maintenance quotes; cancelled maintenance jobs can be reopened; Freeholder and Block Manager were added as contractor trades; a clear view shows who's currently holding keys, with a bulk chase email; and key availability now shows when booking a property inspection.

Inspections: email an inspection report to the owner or tenant with a custom covering message, with send dates recorded per recipient; a "Booked For" date filter and branch column were added to the inspections table; a reasonable-adjustments flag now shows when booking; and report upload is now inline on the page rather than a pop-up.

Reporting, permissions & smaller wins: new filters across the Let Report, Ending Tenancies and Right to Rent reports; three new accounting permissions covering reconciliation and transactions, importing bank statements, and managing the suspense account; Notification Preferences tabs are now sorted alphabetically; and the "Property Compliance" page has been renamed simply "Compliance".

Compliance

Scottish & Welsh Landlord Registration Numbers

Scottish and Welsh agents are legally required to show a landlord registration number – Scottish Landlord Registration or Rent Smart Wales – on every listing and tenancy agreement, previously tracked by hand outside Street.

You can now record a registration number against any landlord, for individual or company ownerships, with issue and expiry dates that default to the standard term (3 years in Scotland, 5 in Wales). It shows on the owner overview, resolves automatically onto portal listings and tenancy documents via merge fields, and a clear warning appears on the owner card, listing screen and end-of-tenancy compliance section wherever a number is missing or expired – without ever blocking a listing from publishing. A dedicated Landlord Registration tab on the compliance table tracks every number and its expiry status.

Tailored ending-tenancy flows for Scotland and Wales

Ending a tenancy now has dedicated flows for Scotland and Wales, alongside the existing England process.

The Scotland flow is built around the Notice to Leave for Private Residential Tenancies: agents choose from the statutory grounds, and Street works out the correct notice period and produces the prescribed form, with the tribunal as the route if the tenant doesn't leave.

The Wales flow is built around the Renting Homes Act: agents choose the notice route and Street generates the correct prescribed RHW form, using the proper Welsh terminology throughout. Tenancies are routed into the right flow automatically based on the property's country, and each flow checks the relevant compliance obligations – including landlord registration – before a notice can be served.

Communications

Manually log a call, and safer email logging

You can now log a phone call against a record's activity feed manually, the same way they've always logged emails, and it's harder for either to go wrong.

Search for a related contact or colleague by name or number when logging a call, or type in a number that isn't saved yet. Company Admins can now remove a manually logged email or call that was added by mistake, directly from the activity feed, with a confirmation prompt first. The same email file can no longer be logged onto a record twice, and a logged call now appears automatically on the feed of everyone in the network whose saved number matches either side of the call – not just whoever was explicitly picked – the same way imported emails already do. The "who did you speak to" search also now surfaces the right contacts for the record type (owner, buyer, solicitor and so on), with colleagues searchable too.

Add extra buttons to a notification

Customised notifications are no longer limited to a single call to action.

You can now add more than one button to a notification preference, each with its own label and external link, added, reordered and removed independently. Existing single-button notifications carry on working exactly as before.
