Creating a CMA

This is the core Homsie workflow: add a home, let Homsie value it, adjust anything you disagree with, and submit it to your client as a CMA. From the Properties page, click "Create a CMA". A tracker on the right shows the steps: Address → Client Information → General Information → Interior → Parking → Evaluation Preview.

  1. Address. Toggle "Is this a condo?" on if the property is a condo or apartment, then type the address and select it. Continue.

2. Confirm the match. If Homsie finds the property on the MLS, it shows you the listing and asks if it's the right one. Click "That's it!" to confirm — Homsie then pre-fills most of the property's details for you.

3. Client Information. Attach the property to a client: pick an Existing Client, or choose New Client to add someone on the spot. Continue.

4. General Information. Confirm the basics — property type, style, year built, lot size, and purchase price. Homsie fills most of these from the MLS listing; you'll usually just add square footage (on the Interior step) and confirm year built. Continue.

  1. Interior & Parking. Add the remaining details, including square footage and parking, and continue through each step.

  2. Homsie runs the valuation. It fetches the property details, finds comparables, and calculates the estimate. The property is created at this point, so back navigation is briefly disabled while it finishes — you'll review and adjust everything on the next step.

4. Evaluation Preview. You'll see the Estimated Value, the Value Range, and the comparables Homsie used — each tagged AI Suggested. To set the value yourself, click the pencil/edit icon next to it and type a new number. Once you do, the tag changes from AI Suggested to You, so it's always clear the number is your override rather than the model's. If you update the price manually yourself, on the client side of the home portal, it will show a date with your picture of when you manually adjusted the value.

Each comparable includes a "Why this comparable" note explaining the model's reasoning — including when a comp is weighted down (for example, a finished basement inflating price, or distance reducing reliability).

  1. Edit comparables (optional). To change which comps are used, click Edit Comparables. You'll see three groups: Selected (what Homsie chose), Considered (what it looked at but didn't pick), and your own search of the MLS (with filters and a map). Add or remove comps, then apply your changes.

  2. Re-run or keep. If you changed comparables or property details, Homsie asks whether to Re-run AI Estimation using your updates, or Keep Current Value. If you choose to keep current value, you can update the price manually yourself after as well.

  3. Submit. When the valuation looks right, submit it. Your client is emailed access to their home portal for that address and begins receiving monthly value updates automatically. You can Download CMA at any time to share the report.
