Follow up with seller leads waiting for approval

Written by Jonathan Zadegan

When a homeowner signs up through your landing page, widget or QR code, Homsie doesn't show them their value straight away. They see a "Property submitted for review" screen, and their valuation waits for you to approve it.

That pause is your reason to call. The homeowner wants their value approved so they can start tracking it, and you want a conversation. On the call, confirm a few details about the home and ask about their plans:

  • If they're thinking of selling, book a listing appointment.

  • If they're not, approve the valuation. Homsie then sends them a home value update by email and text every month, so you stay top of mind until they're ready.

If they don't pick up

Some people won't answer the first call. Set up an email sequence in your CRM that starts when the lead comes in and stops as soon as they reply or you approve the valuation. In Follow Up Boss, create an automation and add the automation to the contact if they don't answer on the first call.

Email 1: Day 0

Subject: Your home value is ready to approve

Hi %contact_first_name%,

Thanks for registering. Your home is in my system and your valuation is ready to be approved — right now it's sitting as awaiting approval, which is the screen you'll have seen.

Here's what that step is: a quick 10-minute call so I can confirm a few details about your property. An automated number can't see inside your home — renovations, condition, layout, finishes — and those are exactly what move the value. Once we've talked, I approve your valuation and your portal and monthly updates open up.

Reply with a couple of times that suit you, or call me on my number below. Nothing to sell — just getting your number right so I can switch everything on.

Best regards,

Subject: Why your valuation isn't automatic

Hi %contact_first_name%,

You might be wondering why your valuation isn't just approved automatically.

It's because two identical-looking homes on the same street can be tens of thousands of dollars apart — one's renovated, one isn't; one backs onto green space, one onto a parking lot. Software can't see any of that, so approving a number without confirming it would mean handing you a figure I know might be wrong.

Ten minutes on the phone fixes that. You tell me what's true about your specific home, I approve it accurately, and it opens. Reply with a time that works and I'll take it from there.

Best regards,

Email 3: Day 3

Subject: What unlocks when you're approved

Hi %contact_first_name%,

Here's what's waiting on the other side of that quick call — everything unlocks at approval.

You'll get your confirmed home value and range, a view of your equity, your value history building over time, what's actually selling in your neighbourhood, and active listings. It's like tracking your real estate like you track your stocks. And every month after, an update showing how your home's value is moving — automatically, without you doing a thing.

Right now it's all behind the awaiting approval screen, and the only thing standing between you and it is confirming your details once with me so I can make sure the number is accurate. Reply with a time that works for you and I'll be able to get the full details on your home to approve the evaluation!

Best regards,

Email 4: Day 5

Subject: How your monthly update works

Hi %contact_first_name%,

The part most homeowners end up valuing most is the monthly update — so here's exactly what it is.

Once your valuation's approved, each month your home's value updates on its own to reflect how the market in your specific neighbourhood is actually moving, applied to your confirmed value. It's not something you have to request or check for — it just keeps your number current in the background.

Most people have no idea what their place is worth between the day they buy and the day they think about selling. This closes that gap for good. It starts the moment your valuation is approved — which starts with a quick call. Reply with a time whenever it suits.

Email 5: Day 7

Subject: It's not just for sellers

Hi %contact_first_name%,

A lot of people assume tracking their home's value is only for sellers. It's the opposite.

Your home is likely your largest asset, and knowing what it's worth matters whether or not it's for sale — for a mortgage renewal, a refinance or HELOC, making sure your insurance is right, understanding your net worth, or just knowing when timing might be in your favour. Selling is only one thing you might do with the information.

That's why it's built for owners, not just sellers. Let's get your valuation approved so you can actually use it. Reply with a time and I'll set it up.

Subject: A guess vs. a confirmed number

Hi %contact_first_name%,

One honest note on why I keep nudging.

An unconfirmed valuation is a computer's best guess — it doesn't know about your finished basement, your renovated kitchen, or the addition off the back, so it can be off in either direction. Making a real decision (a refinance, a renewal, whether to list) on a number like that is where people get caught out.

Getting it approved takes ten minutes and turns a guess into something you can actually stand on — plus it opens your portal and monthly tracking. Reply with a time that works and let's get it done.

Email 7: Day 14

Subject: How owners use their home value

Hi %contact_first_name%,

In case it helps to picture what you're unlocking — the owners who get the most out of it use it in a few simple ways.

They check their equity before calling the bank about a renewal or a line of credit, so they walk in informed. They watch their neighbourhood's momentum so a "should we move?" conversation starts from facts, not a hunch. And they let the monthly update do the watching so the market never catches them off guard.

All of it sits behind approval right now. Ten minutes opens it. Reply with a time whenever you're ready.

Email 8: Day 18

Subject: It's only 10 minutes

Hi %contact_first_name%,

I don't want the word "call" to make this sound bigger than it is.

It's ten, maybe fifteen minutes — phone or video, whichever you prefer. No presentation, no pitch, no obligation. I ask a handful of questions about your property, you answer them, and that's it. By the time we hang up, your valuation is approved and everything's open.

If that sounds easy enough, reply with a couple of times that work and I'll lock one in.

Best regards,

Email 9: Day 22

Subject: Exactly what happens on the call

Hi %contact_first_name%,

So you know precisely what you're saying yes to, here's the whole call start to finish:

I confirm your address, bedrooms, bathrooms and approximate square footage; I ask about any renovations, the condition, and anything special about the home or its location; I answer any questions you have. Then I approve your valuation, and your portal and monthly updates open — usually the same day. Then you start getting monthly emails from us with an updated valuation on your home so you can make better financial decisions on your home based on data!

That's the entire thing. Reply with a time that suits you and I'll take care of the rest.

Best regards,

Email 10: Day 30

Subject: Markets move

Hi %contact_first_name%,

Markets move — and a home value that's never been confirmed, or one you're carrying in your head from a year ago, can be well off where things actually stand today.

The point of getting approved and your monthly updates running is that you're never guessing and never out of date. You'll always know roughly where your home sits, in any market, without going looking for it.

If you've been meaning to get to this, now's a good time. Reply with a couple of options and we'll get you set up.

Best regards,

Email 11: Day 45

Subject: One loose end on your home value

Hi %contact_first_name%,

Just a heads-up: your home is in the system, but your valuation is still sitting as awaiting approval — so your portal and monthly updates haven't opened yet.

It's the one loose end, and a quick call closes it. Once we talk, I approve it and everything opens from there.

Reply with a time that works, or call me on my number below, and I'll finish setting you up.

Best regards,

Email 12: Day 60

Subject: Should I close your file?

Hi %contact_first_name%,

I've reached out a few times about approving your home valuation and haven't heard back, which is completely fine — timing isn't always right.

I don't want to keep landing in your inbox if it's not useful, so I'll leave it here for now. Just let me know which fits:

  1. Let's do it — reply with a time or call me, and I'll approve your valuation and open everything up.

  2. Not now, but keep me on file — I'll stop emailing; reach out whenever you're ready and it'll be waiting.

  3. All done — no problem at all, and I'll close things out.

A one-word reply is plenty. Whenever you want to know where your home stands and start getting monthly valuation updates, I'm here.

Best regards,
