Lettings
Properties, Listings and Valuations
You can now filter the properties table to show only properties with no keys recorded, so gaps in your key register don't go unnoticed.
EPCs are now set to Publish to Portals by default, and the lettings administration fee is now sent to the OnTheMarket feed.
Agreed lettings fees also show on the valuation card, so you can see the terms agreed at valuation without going back through notes.
For more information, see Property Keys and Property EPCs.
Lettings Offers, Off-Market and on Your Own Template
You can now create a lettings offer on a property that has never been listed, which is useful for off-market deals and word-of-mouth lets (to create an offer without a listing, you'll need the 'Allow this user to create lettings offers without a listing' permission enabled on your role).
Document templates now support residential lettings offers, and the lettings applicant page has a new Offers tile so you can see every offer for that applicant in one place.
For more information, see Creating a Lettings Offer and Managing User Roles and Permissions.
Sales
Email interested applicants in bulk
You can now email every interested applicant on a sales property in one go, without opening each record individually. It's useful for letting buyers know about open days, price changes or best and final offers.
Select some or all of the interested applicants on the property. 'Select all matching' includes every applicant that matches your filters, not just those on the current page. The usual email window then opens, with your templates, from address, signature and attachments.
Each applicant receives their own individual email, logged against their record. Applicants with no email address on file are marked and can't be selected, so you can see exactly who you've reached.
Note - You'll need the "Allow this user to send bulk contact emails and SMS" permission enabled on your role.
For more information, see Adding Interested Applicants to Properties.
Viewings
When cancelling a viewing, there's a new 'Viewer no longer able to attend' cancellation reason. You can also add a new Viewing Type merge field to your viewing notification templates.
For more information, see Property Viewing Settings and Document Template Creation.
Tenancies
You can now add or edit a tenant's bank details from the tenancy page, without going to their person record.
When you edit tenancy details, the property's other tenancies are shown, so you can spot overlapping dates before they cause problems. The tenancy history card now shows each person's role as well as their name.
For more information, see Managing a Client's Bank Details.
Non-managed tenancies have moved to Reporting
Tenancies you don't manage (usually ones recorded against a sales property) no longer appear in the main Tenancies table, so it only shows the tenancies you manage. You'll now find them under Reporting > Record-only Tenancies.
They also have their own status badge so they're easy to tell apart, and the cards and links that don't apply to them have been removed. If one should be managed after all, you can still convert it from the tenancy details.
For more information, see Creating a Tenancy Directly.
Maintenance and contractors
You can now filter maintenance jobs and requests tables by landlord, and filter Open Jobs on the maintenance dashboard by user.
Jobs can also be grouped and sorted by property address.
Maintenance request emails to agents now include the summary and severity, and landlord quote emails now include the quote description.
When you raise a renewal job from the compliance table, you'll also see which contractor carried out the previous renewal.
For more information, see Contractors in Street.
Compliance and certificates
DBS Check is now a contractor compliance certificate type, and Residential Dwelling License is now a safety certificate type.
You can add notes when completing a certificate job, and the Safety Certificates dashboard widget has been tidied up.
For more information, see Contractor Compliance and Safety Certificates.
Reporting and exports
There's a new Occupied Properties report in Reporting and a new Rent Reviews Due dashboard widget.
The properties CSV export now includes a Bedrooms column, the maintenance jobs export a Notes column, and the inspections export a Keys Registered column.
For more information, see Dashboard and Bulk Export Data.
Correspondence and search
Broadcasts now label landlords more clearly as a person or a company, and you can target company landlords by service level.
The Arrears page search now matches on landlord or owner name, and you can search the tenancies table by landlord name.
For more information, see Broadcasts and Rent Arrears.
Across Street
Calendar improvements
We've made the Street calendar easier to use, with more of the page given over to your appointments, plus some smaller improvements.
For more information, see Street Calendar.
Find out why an option is unavailable
When an action isn't available, Street now greys the option out and tells you why, so you're not left guessing.
Hover over any greyed-out option to see a short message explaining what's stopping it and, where possible, what to do next. For example, on a tenancy with a renewal in progress, the End tenancy option shows: "This tenancy has an active renewal. Cancel or complete the renewal before ending the tenancy."
These messages appear on greyed-out options across Street.
Settings in the top navigation
Settings now has its own cog icon in the top navigation bar, so it's always one click away from any page.
More control over who can access Settings
Access to Settings pages and actions is now controlled by permissions, not only by the Company Admin or Branch Admin role. We've added 26 new permissions, each linked to a specific settings page or action.
You don't need to do anything. Each permission has already been added to the Company Admin or Branch Admin role that had that access before, so everyone sees exactly what they saw before. Admins can now give access to individual settings areas without granting a full admin role.
For more information, see Roles & Permissions (Settings).
